There is a maxim in real estate that I have seen to be true, and it’s this: You make your money when you buy. Contrary to popular belief, most of your profits are determined by your work at the beginning of the deal. Good rental returns, a consistent appreciation of value, and great exits will make you money, but only if you put in the effort at the beginning of the process. I could tell you all about renovations, attracting better tenants, the best time to raise your rents, and so on, but what good would it do if you did not already have in your possession a profitable, sustainable, carefully selected property? Attracting reputable tenants, for instance, is a great skill to have, but if you have no chance of covering your expenses and debt service costs, then your excellent tenants will, at best, mitigate your losses. The same is true for all the minutiae of being a landlord. I can tell you what to do and how to do it well, but everything is secondary to getting a good property at the right price. If you take the time to prepare your first step, then every step that follows is going to be easier and more rewarding.
When little children are learning about the world, they are always asking why. When people want to learn about building wealth through rental properties, they always ask how. But I think the best question to ask before anything else is what. What strategy will you pursue? What investment option suits your desires and your risk tolerance? What plan will take you down the road you want to travel?
People decide to invest in rental properties for different reasons. Perhaps you want to create a second income stream for your household. It might be that you want to replace your income entirely. Maybe you’re looking to build equity in a property to supplement your retirement plan. Or maybe you’re chasing an alternative to the more traditional investments in stocks, mutual funds, and bonds. Rental property will allow you to diversify. Regardless of your ultimate objective, the immediate goal of your very first rental property investment should be to secure your path toward a second investment. Accumulating rental properties, when done well, should be a game of profitable returns. When you do it right the first time, your experience makes it easier to scale your efforts into additional properties. Throughout this chapter, we’ll explore a number of strategies as you begin your journey into real estate. But no matter which option seems best to you, remember that your immediate goal is to find a strategy that gets you to the next property.
One of the common misconceptions I hear from my students is that real estate investing essentially requires you to make a gamble. You spend your life savings on a down payment, hope that everything works out, and pray that you don’t lose your shirt along the way. That is just not true. You can and should begin with small investments. I will work as hard as I can to give you the knowledge to succeed, but I won’t be there to hold your hand on your first deal. There is a steep learning curve that only comes with experience. Try as you may, there will be bumps along the way, such as having long unplanned vacancies or underperforming on your expected rental returns. Although it’s rare, you may even fail completely on your first try and lose the whole property to an “act of God,” along with your investment. But even if such a worst-case scenario comes to pass, it doesn’t have to be the end of your journey. One failure should not be allowed to demolish your resolve or set you back so far financially that you will never try again. Failure is, in fact, an excellent teacher.
