Throughout all my years of studying wealth creation, pouring through thousands of personal development books, audio CDs, instructional DVDs, and so many seminars you couldnât imagine, Iâve been on the hunt for the âsecret of successâ. While what I found was mainly theoretical, and I learnt much more from the school of hard knocks and losing cold hard cash, I did appreciate what the authors of these books and programs were saying.
The more I studied this information, the more I found that APPLICATION made the information relevant, not just the INFORMATION by itself. Ideas are great, insights are great, but without ACTION, information is dormant... and ultimately useless. I have a saying: âToo Much Information Gives You Constipation!â

Why Did I Choose to Study Billionaires?
Billionaires are the epitome of what our society defines as âultimate successâ, i.e. having so much money you donât know how to spend it all.
Even though billionaires do enjoy a monetary and material success, itâs more the incredible challenges they have had to overcome that makes them virtually âbulletproofâ. Itâs this ability to rebound from failures, and continually reach for the stars that inspires me about billionaires.
Sometimes we wait expectantly for someone close to us to encourage our dreams or acknowledge our talent, and this holds us back. Iâve learned that stepping through the fear, bolstering a belief in yourself, and never, ever giving up is the only way to make your goals become a reality.

INTRODUCTION
Which Traits are Common in Billionaires?
Top performers always seem to achieve the topmost results in wealth, and this is true in every field. In my study of Billionaires, I found that high intelligence or innate talent were not strictly factors for wealthâ
although some talent helps!
Class, status, beauty, higher education, or lucky breaks all seem to have little to do with success at the highest levels for the self-made entrepreneur. An above average inner drive is what all these people have in common. In many cases, a difficult upbringing seems to contribute to a lifelong hunger for success.
You will observe how the individualâs hard work over many decades provides the momentum, and having a focus on building assets in a growth industry provides the leverage. Becoming ultra-wealthy is like creating a ball that rolls down a giant hill and keeps going over all obstacles.
Character traits are not the be-all and end-all though, with many of our Billionaires finding a mentor or partner who taught them how to be the best in business. An early stage partner often provided complementary skills and sometimes people networks that helped projects get off the ground.
Which Sector for Wealth?
As for sectors, property has been the greatest source of wealth for Australiaâs millionaires and billionaires. Youâll notice the names of shopping mall developers and residential apartment developers in this book. Retail business is next largest, with investments ranking third.
Often these entrepreneurs donât start with assets in property, but they soon realise that cash doesnât grow by itself, and with inflation it devalues over time. Property, on the other hand, with or without the leverage from a loan, can greatly enhanc...
