As soon as I bring up the subject of investing in real estate, whoever I’m talking to pulls out that little file in their mind. It’s where everyone stores their thoughts and stereotypes about the topic. Some think about the 2008 financial crash, not as just a news report or a talking point, but a scar for those who lost a lot of money and had homes that were upside down for years afterwards. Others will think of the most recent real-estate-themed TV show that they just watched where couples with little to no experience buy a home, renovate it, and make thousands of dollars, all in a convenient thirty minutes in TV land. Still others are intrigued to talk about the upsides and downsides of investing in real estate.
As you may have inferred by now, I am a big believer in the power of real estate investing. I also know that there are other ways to make money, and real estate investing may or may not be right for you. Many experts claim that there are only four real major investment asset classes: stocks, bonds, cash equivalents, and real estate. I want this book—and this chapter specifically—to focus less on my belief in the supremacy of real estate over other investment options and more on whether real estate investing is right for you. And to do that, I need to present a vision of real estate investing devoid of common stereotypes, both positive and negative.

The Polarizing Effect of Real Estate Investing

In 2008, it was all we as a nation could talk about as housing prices crashed and we were bombarded with images of people leaving their homes in droves. It was a scary time for investors. Today, there is a similar fervor around real estate investing, but now as a definitive investment tool. In the past, investments were primarily categorized as stocks, bonds, cash, and alternative investments. Today, real estate is widely considered by investors to have enough merit to be a primary category itself. Interest in real estate investment is peaking, with a surge of reality TV shows, online gurus, and “guaranteed” money-making programs fueling the fire. Crowdfunding sites like Fundrise, CrowdStreet, RealCrowd, and Patch of Land have opened up previously exclusive investment options to any investor.
From this polarized history of horror and hype, what’s the underlying truth of the matter? That money can be made through real estate investing is self-evident, but how do you do it wisely and without exposing yourself to unnecessary losses? There are countless approaches to investing in real estate. While you may be familiar with one or two of those approaches by what’s portrayed in the media, I want to expose some new ideas that might be perfect for you right now.
And even after you find a suitable approach with which to begin, your approach will surely change with time. Whether it’s a long-term buy-and-hold strategy, a short-term fix and flip, or something in between, the key is to find what’s right for you in this moment. Your experience in the field, your capital, your willingness to accept risk, and many other factors will come into play. You might begin with one strategy and progress to something else a little more advanced after gaining some experience. Not all forms fit everyone at all times. What works for the couple on the TV show might not work for you or in your area.
Experiential knowledge is the difference between reading about riding a bike and getting on the bike. Be sure you’re prepared to take action, because that will be the best way to discover what works for you.
