El códice se extiende temporalmente desde la salida de una tierra mítica con características lacustres, propiciada por orden del dios Huitzilopochtli, hasta la llegada de los mexicas al Valle de México, su sometimiento al altépetl de Culhuacán y su victoria sobre los xochimilcas. Además de la descripción y aclaración de los glifos del códice, el autor ofrece y contrasta la información de diversas fuentes historiográficas, como códices elaborados en la época colonial y otros textos como las Relaciones de Chimalpahin Quauhtlehuanitzin, el Códice Aubin o la Crónica Mexicayotl.
